A Direct Conversation With a Multifamily Buyer

Direct acquisition.
Clear intent.
No contract shopping.

Provident is not a real-estate wholesaler. We evaluate properties for acquisition through our deal-specific investment entities and do not pursue properties simply to place them under contract and shop the contract to unrelated buyers. When we discuss your property, our goal is to determine whether it fits a Provident acquisition strategy and whether there is a transaction that makes sense for both sides.

Why Owners Talk With Provident

01

Confidentiality

Explore a possible sale without first placing the property on the open market.

02

Direct Communication

Speak with the acquisition decision-maker evaluating the property.

03

Multifamily Focus

Our process is built around apartment properties and the income, expenses, operations and capital needs that drive their value.

04

Flexible Timing

A conversation can be useful whether you are ready to sell now or simply planning ahead.

05

No Pressure

Starting a conversation does not obligate you to sell, and submitting information does not create a contract.

06

Clear Fit

If the property does not fit our criteria or the economics do not align, we will tell you directly rather than forcing a transaction.

Questions Property Owners Often Ask

Yes. Provident treats seller inquiries as confidential business conversations and does not publicly market your property simply because you contacted us. Information may be shared with professional advisers, lenders, investors or service providers when reasonably necessary to evaluate or pursue a potential transaction and subject to applicable confidentiality obligations.
No. Submitting the form or speaking with Provident does not obligate you to sell. A transaction only moves forward if both parties agree to written terms.

No. Property owners may contact Provident directly. If you are already represented by a broker or adviser, we will respect that relationship and work through the appropriate channel.
Our core focus is 20–150 unit Class B/C multifamily in major Florida metros and selected I-4 and I-10 corridor submarkets, particularly value-add opportunities where operations or the physical asset can be improved.
There is no fixed vintage requirement. We evaluate actual property condition, capital needs, operations and the feasibility of the business plan.
Yes, depending on the property. Vacancy, management issues or deferred maintenance may be part of a value-add opportunity if the scope, cost and execution risk can be properly understood.
We can begin with the address, unit count and a basic conversation. If the property appears to fit our criteria, we may later request items such as a rent roll, income and expense information, occupancy data, capital-improvement history and other property records.
We evaluate the property’s current and potential income, operating expenses, physical condition, capital needs, financing environment, comparable market data and the risk and cost of executing the business plan.
That is completely fine. Many owner conversations begin well before a sale. If you want, we can stay in touch so you have a direct point of contact if your plans change.
Initial fit can often be assessed after receiving basic property information. A meaningful acquisition proposal may require additional operating and property data. Timing depends on the complexity and completeness of the information available.
