Why Provident

Provident was created to bring a relationship-first, execution-focused approach to multifamily investing. We believe capital deserves disciplined stewardship, property owners deserve straightforward communication, and residents deserve communities that are operated with care. Those principles shape how we source opportunities, evaluate risk, structure partnerships and manage assets.

The firm is intentionally focused. Rather than building around transaction volume, Provident is building a repeatable process for acquiring and improving 20–150 unit Class B/C multifamily communities in Florida. Each property must fit the strategy, each investment must stand on its own, and each relationship should be built for the long term.

Kevin Patrick Cortina

Founder & General Partner

Kevin Patrick Cortina is the Founder and General Partner of Provident Equity Partners, where he leads relationship development, acquisition strategy and the firm’s growth as a Florida-focused multifamily sponsor. His professional background was built in business development, sales and relationship management, including experience with FedEx Services — work that sharpened his approach to negotiation, accountability and long-term client relationships.

Kevin earned a Bachelor of Arts in English from Florida International University and is fluent in Spanish, giving him a communication-driven perspective well suited to South Florida’s diverse ownership and investment community. His experience also includes real-estate investment activity and condominium association leadership, providing first-hand exposure to the operational, regulatory and capital realities of Florida residential property ownership.

He founded Provident to combine disciplined multifamily investing with a broader purpose: building long-term wealth while improving the communities in which the firm invests.
